A Gateway to Albanian Tourism
305 hectares (750 acres) on the Adriatic

Vista Group LLC is an American-Albanian real estate developer who has quickly risen to the top of the Albanian market through our mix of clear vision, quality building, innovative technologies, and American style community and designs that have been just what the Albanian market needed. From two initial residential communities, Vista has now expanded into 7 other projects around the capital of Tirana, and a mountain resort in southeast Albania.

This note-worthy growth set the stage for an exciting new opportunity:  we have secured the rights to develop a giant tract we have determined will be the key to unlocking immense tourism opportunity in Albania. The comprehensive resort and marina that Vista is planning on 4 km of coastline will provide all the services expected by today’s travelers, as well as a hub for tourists visiting elsewhere in the area.

The project’s perfect location – along the new highway, and with the first view of water travelers will see when headed to the prime southern coast – will allow it to become a catalyst for the development of the market, and a long-term magnet assuring market leadership as tourism evolves. The emphasis on boating is strategic as well, given that Albania is a black-hole (see Boating Map) in the quickly growing Adriatic market for sailing. This project will immediately fill this gap between Croatia, Greece & Italy, through what will be an unsurpassed location for a large, safe-harbor marina and resort.

The property spans 305 ha of prime coastal real estate just north of Vlora, one of the major cities and ports of Albania.  Vlora is located in southwestern Albania, at the meeting point of the Aegean and the Adriatic seas.  It is Albania's second largest port with a population of about 120,000.  Founded in the sixth century B.C., Vlora is one of the oldest cities of Albania.  Vlora has been a central point in many important events in Albanian history including it's struggle for independence.

The climate in Vlora is ideal all year long and the temperature ranges from 17°C to 33°C. The best months to visit, in terms of weather, are from April to September. Vlora is a major sea port and commercial center.  A city known for its hospitality, Vlora is one of the most beautiful places in the entire Mediterranean region. Surrounded by palm trees, it is a pleasant place in which to relax while admiring the stunning views of the sea.

Why is this parcel so unique?

  • Proximity to Vlora, the inevitable long-term hub of Albanian tourism
  • Prime location north of Vlora, allowing for easier access from population and transport centers
  • Ideal highway access
  • Potential airport within 5km
  • Accessible utilities - including electric trunk line, and abundant clean water
  • Legal, documented and exclusive ownership by the Vista consortium in a country known for land ownership issues
  • Vista's knowledge of local markets, business conditions, and government regulations/taxes
  • Submerged land rights mean easy incorporation of marina & water elements
  • Perfect environmental conditions for developing tourism facilities (weather, water, etc.)
  • Lagoon location offers one of the very few large, safe harbors in Albania
  • Location perfectly placed as a stepping stone in future Adriatic boat touring
  • Marine education and the effects of responsible boating, including the widening of channels which will increase water flushing and oxygenation, will actually increase the environmental health of the lagoon.
  • The Vista consortium are consolidated, visionary, and ready to work with outside developers and investors
